Building
Permits
A permit application must be submitted and approved
before any construction may begin.
TO
AQUIRE A BUILDING PERMIT
Receive preliminary Planning and Zoning approval
Submit a completed application.
Building Permit Fees shall be based on the fees as set forth in the Interational Building Code and are more fully set out in Town Code Section 15.04.110.
ALL
APPLICATIONS MUST BE ACCOMPANIED BY THE FOLLOWING:
1) Contractor's statement of license.
2) Approval from the Sanitary District, if a sewer
hook-up is involved or a County Health Department
Permit for a septic tank.
3) Two (2) completed sets of plans and specifications
for the building drawn to scale. The following must
be included in the plans:
A) Site or Plot Plan
B) Foundation Plans
C) Floor Plans
D) Framing details and cross sections.
E) Electrical, plumbing, and mechanical plans.
**When the plans are approved, one set will be returned
to the applicant.
In addition, all previously
undeveloped sites will be inspected prior to the issuance
of a Building Permit to determine any need for culverts.
If culverts are required, the number, size, and placement
will be made a condition of the permit.
Any new construction
other than a detached single-family residence, the
cost of which exceeds $75,000.00 as determined by
the Building Inspector, shall require a set of plans
which are sealed by a licensed engineer or architect
within the State of Arizona in accordance with Arizona
Revised Statutes, Section 32-141, and approved by
the appropriate Fire Department. (Pinetop or Lakeside)
Building permits shall
be issued only upon approval of submitted plans and
specifications, and presentation of an approved sanitary
system permit where required. Permit applications
can be picked up at the Community Development Department,
eight a.m. to five p.m., Monday through Friday. The
Community Development Department is located at 1360
N. Niels Hansen Lane, Lakeside, Arizona.
